Financing: Before you start anything you might want to talk to your bank or a mortgage company to make sure your are able to get the money needed to complete the house. 2. Plans: You could either find a suitable building lot and then a plan to suit the lot, or if money is not a problem and you have your heart set on a specific plan, first get your plans and then a lot to suit the plan. 3. Lot: Put an offer on the lot, subject to financing and in certain subdivisions subject to the building scheme.  4. Financing: Arrange suitable financing. 5. Building permit: After your plan has been approved by the developer of the subdivision take your plans and a Plot Plan to City Hall for the building permit. 6. Engineering: In most cases an engineer is required, most cities/county's requires a stamp of approval from an engineer before breaking ground. 7. Excavating: When the framer  has marked where the house will be situated on the lot an excavator will come in and starts digging the hole for the foundation. 8. Foundation: Order the materials needed for the foundation from the lumber yard and the Forms from the Concrete company. When the materials arrive the framers can begin with the foundation. 9. Plumbing, Heating and Electrical:  Plumbing, Heating and Electrical trades come in and install anything that is needed before the concrete is layed. 10. Framing: The materials will be delivered. If needed engineered beams will  be delivered also. 11. Roofing: Once the Framers are done with the roof and all the vents have been installed it is time for the Roofers to start. 12. Electrical: Electricians start with the wiring of the home. 13. Inspections: Heating & Plumbing will both have to be inspected. Then the framing of the house has to be inspected. 14. Siding, Soffits & Gutters: After inspections, we will then start the siding, soffits, and gutters on the home. 15. Driveway & Garage Floor: The next step is preparing the driveway, garage floor, and sidewalks as soon as the lot has been backfilled and graded. 16. Landscaping: The landscapers will come out and start mulching, and planting flowers, tree's, and shrubs. 17. Insulation: Insulation may now be installed. 18. Insulation Inspection: Inspector comes out and approves the insulation. 19. Drywall: Drywall crew will start after the Insulation has been inspected and passed. 20. Carpet: After the drywall crew is done, it's time for the carpet to be done. 21. Kitchen: Next step is installing kitchen countertops, cabinets, and appliances. 22. Lighting: After everything else has been done, all of the lighting fixtures through out the home will be installed. 23. Final Inspection: This is the last step. You will receive your final inspection on the home.
